Painting Contractors in Houston, TX

Paint is 20 percent product and 80 percent preparation. On the Gulf Coast that ratio is not an exaggeration.

Painting looks like the easiest trade to buy and is one of the easiest to buy badly. Two crews can quote the same house and deliver results that diverge within a year, because almost all of the difference lives in what happened before the first coat.

We have been painting in this climate since 1998, which is long enough to know exactly where Gulf Coast weather attacks a finish.

Interior Painting

Walls, ceilings, trim, doors and cabinetry. Interior work in an older home usually starts with repair rather than paint: nail pops, seasonal cracks above door frames from slab movement, and previous patches that were never textured to match.

Matching texture is its own skill. Orange peel, knockdown and hand textures all read differently under Houston’s flat interior light, and a patch that is close but not right is more noticeable than one that is obviously new. Our drywall crew handles that repair before the painters arrive.

Exterior Painting

The full sequence: wash, scrape, treat mildew, repair rot, caulk every joint, prime bare and repaired surfaces, then two finish coats.

Mildew treatment is not optional here. Painting over mildew traps it and it comes back through the new coat, usually on the north-facing elevation that stays shaded and damp. Caulking gets the same attention, because wind-driven rain in this region finds any unsealed seam at trim, windows and corner boards, and water behind paint destroys the substrate rather than just the finish.

Cabinet Refinishing

Painting solid cabinet boxes instead of replacing them, when the layout works and the construction is sound. Degrease, sand, bonding primer, then a finish actually rated for cabinetry. Done correctly it changes a kitchen for a fraction of replacement cost. Done with wall paint and no primer, it chips at every fingertip contact point within a few months. If the boxes are past saving, custom cabinets are the better spend.

Commercial Painting

Offices, retail and service spaces, scheduled after hours where staying open matters. Coordinated with the rest of a commercial remodeling scope when one is running.

What Houston Weather Does to Paint

  • Heat

Applying paint to a surface baking in direct August sun causes it to skin over before it bonds, which shows up months later as peeling in sheets. Exterior work follows the shade around the house rather than the crew’s preferred order.

  • Humidity

Recoat windows stretch when the air is saturated. Rushing the second coat over a first coat that has not cured traps solvent and softens the film. Some days the honest answer is that the second coat waits until tomorrow.

  • Rain and storm season

June 1 through November 30 is hurricane season, and afternoon storms are routine well outside it. We watch the forecast against the dry time on the label, not against the schedule we would prefer.

  • UV

South and west elevations weather noticeably faster than north and east. That is worth knowing when you budget the next repaint, and worth mentioning to anyone who tells you the whole house will fail at the same rate.

Questions

Frequently asked questions

Spring and fall give the most workable conditions, because summer surface temperatures and afternoon storms both interfere with proper curing. Paint applied to a wall that is too hot skins over before it bonds. Hurricane season runs June 1 through November 30, and a fresh coat that gets rained on within hours of application is a coat you will be redoing.

Constant humidity, intense UV on south and west elevations, and wind-driven rain that finds every unsealed joint. Failure almost always starts at a detail rather than in the field: unsealed trim joints, failed caulk at windows, or paint applied over wood that was already rotting. Prep addresses those points, which is why prep is most of the work.

Yes, and on Houston homes we expect to find some. Fascia boards, soffits, window trim and door casings take the most weather, and painting over soft wood buys a season at most. We probe suspect areas during the estimate and price the carpentry separately so you can see what is paint and what is repair.

Yes, when the boxes are solid and the layout still works, and it costs a fraction of replacement. The result depends entirely on preparation: degreasing, sanding, a bonding primer and a finish rated for cabinetry. Kitchen cabinet doors take heavy handling, so a wall paint applied to them will chip within months no matter how carefully it goes on.

In master-planned communities, yes. Katy, Cypress and The Woodlands subdivisions commonly maintain approved color palettes and require submission before painting, including for repaints in the same color family. Check before ordering material. Repainting a non-approved color is an expensive way to learn how seriously your architectural committee takes the guidelines.

Two finish coats over properly primed surfaces is standard, and anything less is a shortcut you will see within a year. Bare wood, patched drywall and any significant color change need spot priming or a full prime coat first. A bid quoting one coat is not cheaper, it is simply selling you half the job.

Ask any painter what their bid includes for washing, scraping, rot repair, caulking and priming. That answer, not the price, tells you what you are buying.
