Commercial Remodeling in Houston, TX

Tenant finish-outs, office buildouts and retail refreshes, planned around your hours and the accessibility rules that apply to commercial work in Texas.

Commercial remodeling in Houston runs on a different clock than residential work. A closed storefront loses money every day, a lease has dates in it, and the permitting includes reviews that a house never sees. We plan for all three before the first wall comes down.

What We Take On

Tenant Finish-Out

Turning shell or previously occupied space into something a business can operate in: partition framing, electrical distribution, lighting, HVAC coordination, restrooms, flooring, casework and paint. Finish-out scope is usually written against a tenant improvement allowance, so the estimate has to be readable enough for a landlord to approve.

Office Remodeling

Reconfiguring floor plans as headcount and working patterns change. Removing private offices for open floor, adding conference and focus rooms, upgrading lighting and running power and data to new positions. Occupied-building work gets phased so departments move once rather than three times.

Retail and Service Space

Storefront refreshes, fixture and display millwork, checkout counters, fitting rooms and back-of-house upgrades. Retail schedules live and die on the opening date, so the schedule is built backward from it, with inspection windows accounted for rather than assumed.

Small Professional Space

Clinics, salons, studios and similar spaces where the buildout is dictated by equipment, plumbing and accessibility more than by aesthetics. These carry more plumbing and electrical work per square foot than a standard office, and that shows up in both the permit path and the budget.

What Governs Commercial Work Here

  • Texas Accessibility Standards

Construction projects at or above 50,000 dollars in cost must be registered with the state for accessibility plan review and inspection. This is a state requirement that sits on top of the city permit. Restroom clearances, door hardware, counter heights, route widths and parking all fall under it. Discovering this after construction is an expensive way to learn about it.

  • Plan review and occupancy

Commercial permits inside city limits go through the City of Houston Permitting Center with plan review and fire code review, and a change in use commonly triggers a certificate of occupancy step. Occupancy classification drives egress, sprinkler and alarm requirements.

  • No zoning, but plenty of rules

Houston famously has no traditional zoning, which surprises out-of-state tenants. What actually governs a site is Chapter 42 development rules, platting and setbacks, private deed restrictions, and in most commercial cases the lease and the property manager’s building standards.

  • Insurance and access

Multi-tenant buildings typically require a certificate of insurance naming the landlord, plus scheduled freight elevator and loading access. Getting those documents moving early avoids losing days at the start of the job.

Scheduling Around an Operating Business

Where the space has to stay open, we phase the work: sequence by zone, contain dust properly, keep egress paths clear and legal, and move the noisy demolition to hours that do not cost you customers. Inspections still happen on the city’s calendar, so those dates get planned around rather than fought.

Our full sequence, from walkthrough through final inspection, is on the process page.

Questions

Frequently asked questions

In Texas, construction projects costing 50,000 dollars or more must be registered with the state for accessibility review and inspection. That review runs through the state under the Texas Accessibility Standards, and it happens alongside the municipal permit rather than instead of it. We flag the threshold during estimating so it is budgeted rather than discovered.

Often yes, and for retail and restaurant spaces it is usually the only workable approach. Night and weekend phasing costs more per hour and saves far more in lost revenue. The limits are noise ordinances, building management rules in multi-tenant properties, and inspection appointments, which happen on the city's schedule rather than yours.

Yes, and on leased space the landlord's requirements shape the scope as much as the city's. Most leases specify approved contractors, insurance certificate minimums, allowed work hours and what must be restored at lease end. Get the tenant improvement allowance terms and the building rules to us early, because both change what we can bid.

Commercial work carries plan review, fire code review and often a certificate of occupancy step that residential remodels do not. Timelines are correspondingly longer. Occupancy classification, sprinkler and alarm coverage, egress width and restroom counts all get examined. Building that review window into the schedule up front is the difference between an opening date that holds and one that slips.

Offices, retail, and small professional and service spaces such as clinics, salons and studios. The work spans demolition, framing, electrical, plumbing, drywall, flooring, cabinetry and paint under one contract. Ground-up commercial construction and heavy industrial work are outside what we take, and we will say so rather than stretch.
